Stamp duty and registration are one-time costs — but they can run into lakhs on a property purchase, so it's worth knowing the math.
Current Delhi stamp duty rates
Male buyer: 6% of circle rate or sale value (whichever is higher). Female buyer: 4%. Joint (male + female): 5%. Registration charge is a flat 1% on top.
How it's calculated
Stamp duty is paid on the higher of two values: the actual sale consideration in your sale deed, or the government-notified circle rate for that locality. You cannot under-report below circle rate.
Quick example
A flat in Dwarka selling at ₹80 lakh, with a circle rate value of ₹75 lakh: stamp duty is calculated on ₹80 lakh. For a sole male buyer, that's ₹4.8 lakh + ₹80,000 registration = ₹5.6 lakh total.
Pro tip: buy in joint name
Buying in joint name (with a female co-owner) drops stamp duty from 6% to 5%. On an ₹80 lakh purchase, that's ₹80,000 saved instantly.
